SPECIFICATIONS SAMPLE
Construction Fence, Protect Trees and Trim Trees:
Foundation: Pier and beam lay-out per page S2 of plans. Foundation bid includes 53-20’ 12” piers with 2 – 5# steel bars vertical, 12” X 24” Grade beam with 8” Trapezoidal void boxes. Grade beam steel 4 # 5 bars with # 3 stirrups on 18” center. Piers are poured directly from a concrete mixing truck – 3000 psi. Grade beams poured from a Crain Hopper or a pump truck – 3000 psi.
DOZER WORK ALLOWANCE $3,000.00
Porch Floor Finish: Standard Pennsylvania Blue Stone - $13.00 allowance labor and material –$15.00 – steps over concrete.
DOES NOT INCLUDE STONE PAVING BETWEEN FRONT PORCH AND DRIVEWAY.
French Drain System: 4” PVC line on the inside of the perimeter foundation grade beam with termination to a sump pump. Crawl space is covered with 6 MIL polysheet with 1” of gravel on top.
Concrete Flatwork: Driveways, sidewalks, curb/gutter, and front, side and back porch – 3000 psi broom finish concrete. Allowance is for one approach and driveway to garage.
THE CIRCLE DRIVE AND THE BACKYARD SIDEWALK IS OMITTED.
TOTAL DRIVEWAY AND CITY WALK FOOTAGE 1393 SQUARE FEET.
Soil Poisoning: Treated area is crawl space, foundation grade beams and porches.
Plumbing Labor: Per bid – Atlas Plumbing.
Plumbing Fixtures: $6,700.00 allowance per Atlas Plumbing fixture schedule.
Gas Lights:
Venting: Venting includes exhaust bath fans, kitchen cooktoop, dryer and all gas appliances. Crawl space CFM blower on humidistat.
Structural Steel: Per engineering plans. $3,000.00 Allowance.
Framing Materials:
- $35,000.00 Material Allowance.

- Exterior walls – 2X6 finger joint studs
- Interior walls – 2X4 finger joint studs
- Exterior sheathing is ½” CDX plywood
- Decking – 1 1/8” Tung & groove plywood with water seal applied
- 1st and 2nd floor joist to be open web type
- 2nd floor ceiling joist – 2X8 #2 lumber & roof rafters – 2X8 #2 lumber
- Attic decking – ¾” plywood or 1X4 lumber
- Roof decking – ½” radiant plywood
- All exterior will have Tyvek house wrap
