Here is just an excerpt of my Construction Check List that you will receive when you order my Home Construction and Building Guide....

CONSTRUCTION CHECK LIST


___ Install fireplace walls and header

___ Confirm 4" around all openings

___ Check location of all windows, doors and cased openings

___ CHECK FLOOR JOIST FOR NOT INTERFERING WITH TOILET/TUB AND SHOWER DRAINS

___ CHECK FLOOR JOIST FOR NOT INTERFERING WITH CEILING CAN LIGHTS (CENTER OF HALLWAY, STAIRS, ETC.)

___ Drop all tile/marble floors

___ Second floor ceiling height correspond with windows, plate line and roof line

___ Check size of shower door opening(minimum 2' 0" in clear after door installed)

___ Align front door with door/window above

___ Check front door heights

___ Must have solid framing around front door

___ Check window/door fireplace heights

___ Check all openings

___ Check pocket door openings (door placked?)

___ Check doorways

___ Center all windows/doors - exterior elevations and areas above front door, trim walls/toilets

___ Install garage floor drain

___ Confirm Height of Garage Floor

___ Termite treat Garage before plastic

___ Pour garage floor

___ Check all radius and eyebrow framing for accuracy

___ INSTALL INTERIOR DRAIN SYSTEM(PIPING, PLASTIC, GRAVEL, SUMP)

___ Plastic attached to bottom plate

___ Backfill and grade lot to drain

___ Cover void boxes with dirt

___ INSTALL STEEL GIRTERS

___ Clean all trash from site

___ Install sewer trunk line

___ Material drop location

___ Contact electric company representative to complete service survey and E-Wise program

___ Insure girders are staggered on top of piers

___ Check floor joist location not to interfere with AC floor supplies

___ Double floor joist under perpendicular walls

___ PLUMBING ROUGH-IN (WATER, GAS AND SEWER)

___ New water line/tap (cut-off within 5' of meter)

___ New gas service line

___ Gas rough-in

___ Check plumbing and gas

___ Check for toilets/shower and tub drains

___ City Plumbing and Gas Rough-in Inspection

___ Confirm AC plan corresponds with furniture layout

___ INSTALL FIRST FLOOR AC DUCTS

___ Insure ducts are clear of crawl space access

___ Seal AC floor supply ducts

___ Install crawl space blower (insulate for noise)

___ Floor joist and AC Duct inspection

___ Install light(s), switch and plug for sump pump in crawl space.

___ Temporary wire sump pump and crawl space blower

___ Install downdraft cooktop vent (need model number for correct size)

___ Order first floor framing package

___ Insulate first floor

___ Install first floor decking

___ TREAT DECKING WITH WATER CEILER

___ After walls popped, check accuracy

___ Install crawl space access

___ Order glass block

___ Order skylights

___ Order front door

___ Check first floor dimensions

___ Check fireplace hearths & area (hearth a minimum of 82")

___ Window rough openings to framer

___ Use microlamb headers on double openings

___ Minimum of 7'6" ceilings under stairways and all rooms

___ Check garage door rough opening/account for concrete garage cap

___ Garage Header - must be engineered

___ CONFIRM DOOR DROP AND DOOR WIDTH ROUGH OPENING

___ Check fireplace opening for being centered

___ Install Water Heater Platforms (18")

___ Install Mastertub Deck

___ Whirlpool Motor Access

___ Check brick freeze/stucco freeze for accuracy

___ Check nailing of cornice for quality and appearance

___ Is cornish/brick freeze correct in relation to plans

___ PRIME EXTERIOR WOOD

___ FLOOR ATTIC

___ Check for proper roof bracing, collar ties and perlins (Perlins equal to size its bracing)

___ Install roof decking - Kool Ply?

___ Is decking level and confirm use of clips

___ Order cast stone after windows and doors are set

___ Check cast stone depth

___ INSTALL PLUMBING STACKS

___ Plumbing top out

___ Add 6" to copper - air pocket

___ INSTALL FURNACE AND HOT WATER HEATER ROOF VENTS

___ Install metal fireplaces and chimneys (if using straight flue, add second cap due to noise)

___ TAR PAPER AND DRY-IN ROOF

___ DRY-IN ROOF BONNETS WITH TAR PAPER OR PLASTIC

___ Install roofing material

___ CONFIRM FLASHING

___ Do not bend flashing at roof dormers

___ Standing seam roof - layout roof vents/stacks to insure they do not extend through seams

___ If installing a standing seam roof, paint all roof stacks and vents before starting

___ INSTALL ROOF STACK AND VENT BOOTS

___ Install lead roof stack and vent boots

___ Remove toe boards & fill holes

___ Are valleys open or closed

___ Using ridge caps or no ridge caps

___ When installing tile roofs, type of ridges

___ Install attic roof vents, attic power roof vents or turbine vents

___ Install skylights

___ Paint all roof vents and stacks

___ Install Windows

___ COVER WINDOW PANES

___ Shingle clean-up

___ Check for roof leaks

___ CONFIRM WITH MECHANICAL CONTRACTORS NO PIPES, DUCTS OR WIRES IN ATTIC WALKWAYS

___ CONFIRM WITH MECHANICAL CONTRACTORS LOCATION AND SIZE OF HOLES IN CEILING JOIST

___ Confirm all refrigerators and icemakers have water lines and drains

___ Confirm sinks and dishwashers have water lines and drains

___ Pedestal sink plumbing is centered ___ All ceiling can lights are centered and do not interfere with ceiling mold

___ Confirm switch box conduit pipes do not interfere with intercom speakers and volume controls

___ Lay-out backsplash tile - location of plugs

___ Verify location of GFI control plugs (Do not install on exterior or away from zone)

___ Confirm hot water circulating pump

___ Verify powder bath sconce fixture is centered with pedestal sink

___ Verify all wall sconces centered

___ Confirm all boxes, fixtures and cans are secured, centered and in the proper location

___ If Mastertub has a heater, add a circuit

___ Verify lights centered on fireplace

___ Verify breakfast room, entry and dining room fixture lights are centered

___ Verify ceiling fans are centered

___ Verify height of backsplash plugs (center of box. 2" above vanity height - 34" / 38")

___ Verify height of 1/2 wall plugs (39")

___ Install a vent fan for the master bath shower

___ Install a minimum of 3 can light over vanities

___ All wires in return air spaces must be sleeved

___ Confirm extra circuits in attic and under the house (4)

___ Confirm no plugs and switches in mirror

___ Pre-wire for garage door opener infra-reds(add 5' of wire at opener location)

___ Confirm pipe is behind fireplace

___ Rough-in landscape lighting circuits(need one circuit for small lots and two for large lots; need 4 wires per circuit; 1 for security lights, 1 for landscape lights and 2 for switches - front and rear)

___ Verify exterior plugs are correct step-out(brick/stucco)

___ City Electrical Inspection

___ INSTALL BATHROOM EXHAUST VENTS, VENT-A-HOOD ROUGH-IN PIPE, DRYER VENT, UPPER AND LOWER COMBUSTION AIR VENT FOR HOT WATER HEATERS IF APPLICABLE

___ Is vent-a-hood remote and standard

___ Install downdraft cooktop venting(need model # for proper size venting)

___ Confirm ground wires is on HWH cold water pipe, panel box and whirlpool/tubs

___ Cabinet Take-off

___ Verify all cabinets per plans

___ Verify medicine cabinets

___ Verify toe kicks, ceiling mold-top style window molding, corners, type of door,type of material, paint/stain grade,appliance panels, top refrigerator panel, drawers - 1/4" overlay or regular, 2" for UC Fluorescent, Full Extension Guides

___ Confirm left lower family room fireplace matches right lower

___ Have client approve cabinets

___ CONFIRM SINK / APPLIANCES CUT-OUTS

___ ORDER CABINETS

___ Cabinets do not cover fireplace clive

___ Interior trim take-off

___ Check attic stairs for correct operation

___ Confirm attic stairs has insulation panel if in interior

___ INSTALL HARDWOOD FLOOR

___ Do not cover Fireplace Clive

___ Complete stairs before installing Second Floor

___ Confirm with client: a. Grade of wood (quartersawn, select, commons) b. Size c. Pattern d. White oak or Red oak or Pine e. Handscrape

___ If using contemporary base or no shoe mold-install tight against each wall

___ Verify all closets are hardwood on first floor

___ Confirm AC toe kick supplies are cut out correctly

___ Confirm fireplace hearth cut outs

___ Confirm crawl space access cut out is neat and operational

___ Picture frame fireplace hearths and crawl space access(s)

___ Verify expansion spacers

___ Confirm hardwood floor does not interfere with door jambs

___ Check hardwood floor for levelness and imperfections

___ INSTALL CABINETS

___ Cut-out AC toe kick supply vents (2 1/4" x 10 / 2 1/4" x 14)

___ Confirm cabinets are set flush with sub floor - not high

___ Check for complete and straight cabinet installation

___ Verify all cabinets are trimmed with flatmold or scotia mold at walls

___ INSTALL ALL WALL/ CEILING AC SUPPLY AND RETURN GRILLS

___ ORDER INTERIOR TRIM PACKAGE

___ Verify HEIGHT of Interior Doors

___ INSTALL BATHTUB/SHOWER, FIREPLACE, TOP AND FLOOR TILE

___ Float floors to proper height - transition to wood or carpet

___ Lay wood base first so tile will butt against( no shoe mold )

___ Install door jambs after tile is laid

___ Use floorflex instead of thin set

___ Check shower pan for leaks before floating

___ Confirm shower floors have fall in order to drain

___ Confirm shower jamb material - tile, marble or synthetic, soap dish, corner caddy

___ Does shower and backsplash tile have trim pieces? Bull nose or surface cap

___ Client must approve each piece of marble

___ Miter all tile corners & caulk

___ Confirm all shelves have been installed & fit properly

___ Confirm all cabinet doors have been installed & fit properly

___ Construct exterior wood columns

___ Order interior trim pick-up for credit

___ Confirm appliance front on the job
